
*Check-in is at 3:00 PM and check-out is at 10:00 AM.
1. RESERVATIONS may be made during business hours. A rental deposit of 10% of the rental amount or $500.00, whichever is greater, is required in advance to confirm the reservation. (This amount will be deducted from the total rental amount.) Reservation deposits not received within five (5) days will cause your reservation to be void and removed from the books without notice from our office. Weekly rentals are to be paid prior to arrival.
2. CLEANING/DAMAGE DEPOSITS will be refunded after the cleaning of the unit, only if the unit is left clean and undamaged. Cleaning fees may apply to certain properties. Please confirm when booking. Excess cleaning charges will be deducted from the deposit. Please allow three (3) weeks for refund.
3. TELEPHONES are included in most units for your convenience. Units have a block on long distance calls. You will need a calling card to place long distance calls.
4. TAXES All rentals of less than six (6) months are subject to Florida sales tax of 6.5%, (effective January 1, 2003), and a county tourist tax of 4% (effective December 1, 2003). This is in addition to the rental amount.
5. RENTALS OF ONE (1) MONTH OR LONGER may require utilities (electric and phone) to be paid separately. Please confirm when booking. A deposit is required.
6. CHECK-IN FUNDS must be paid using certified check, traveler's check, money order or cash. No credit cards will be accepted. Personal checks will be accepted for the initial reservation deposit only. On rentals of one (1) month or longer, the first months rent plus tax is due
60 days prior to arrival. On rentals less than 30 days, balance due is to be paid 30 days prior to check-in. All rental fees are due upon check-in.
7. CANCELLATION POLICY In case of cancellation, a one hundred-twenty (120) day written notice is required for a refund of your reservation deposit. If cancellation is less than one hundred-twenty (120) days prior to arrival date, no refund will be made unless unit is re-rented for the same period of time. A $100.00 cancellation fee is charged on refundable deposits.
8. NO PETS of any kind are allowed unless specifically approved in writing by rental agent. A $150.00 non-refundable deposit is required if pet is approved. If evidence of a pet is found without prior approval, you will lose your cleaning and damage deposit.
9. REPAIRS We cannot guarantee air conditioners and appliances. There will be NO REFUND on their failure. We try to keep them in properly working condition. Our best will be done to have any malfunction repaired as soon as possible.
10. JANUARY, FEBRUARY and MARCH may be subject to a 3 month minimum. Please inquire.
